Down economy means opportunity for investors Options are the way to go

Many people are Boo Hooing about the economy. This is the time to buy properties dirt cheap. There are some great deals out there...I am seeing rehabs go for $7,900 and Turnkey Rentals for $34,900 with Rents of $650/month... Many sellers are offering seller financing and options, with as little as $4,000 to $6,000 down....I run across these deals every day.. and you should too...If you are a new investor you can take an option out on a property with just a few thousand down and control a propert… Continue

Mid Year Goals - 2009

We are now 6 months completed in 2009 which means we are now into the beginning of month 7. How are your goals coming? I would like to hear from anyone who is on track to meeting their goals. If you are not on track thats ok, the goos news is that you still have the rest of the year to complete them but keep in mind that every moth that goes by brings you closer to the end of the year and the end of your 2009 goals. Its not too late. You have to ask yourself, is the glass half empty or half full… Continue

Deal Or No Deal, That Is The Question

Many people ask me what makes up a good deal. I tell them it all depends and what that person is trying to accomplish. Some property will have a great deal of equity and some deals will have a good amount of positive cash flow. Some people want to fix and flip. It all boils down to what you want to do. You need to have a system in place to look at a property and if all your figures are correct and it meets your criteria then you should go for it.

I have attached a copy of the… Continue

Goals For 2009

Hello everyone,

We are in the beginning of April which means three months have gone by so far in 2009 and my question to you is, " Are you on track to reaching your goals "? It does not matter if your goal is to buy one investment home or 10 this year but I can tell you that if you do not have a plan figured out to hit your goals, chances are not very good that you will. My suggestion would be this, take your goal or goals and write them down and put them in a place where you will be forced to… Continue
